What’s changed with buyer agent commissions?

As of 2024, sellers are no longer required to offer buyer agent commissions. However, most still do. We’ll clearly explain how we’re paid upfront — you’ll never be surprised.

Will I have to pay you out-of-pocket?

In most cases, no. If the seller offers 2%–3%, that usually covers our fee. If there's any difference, we’ll explain it before we move forward — not at closing.

What if the seller pays less than 3%?

We don’t go after you for the difference. Even if your agreement says 3% and the seller offers 2.25%, we accept that. Our goal is transparency — not pressure.

Are buyer contracts required now?

Yes. Starting mid-2024, buyer agency contracts are required before showing homes. Ours are simple, low-pressure, and designed to protect you, not trap you.
