How Buyer Agent Commission Works Now

After the NAR settlement, sellers are no longer required to offer a buyer agent commission. Some still offer 3 percent, others offer 2 percent or 1 percent, and some offer nothing at all. We want buyers to feel confident, protected, and crystal clear about how it works.

1. We always accept whatever the seller offers first.
If the seller offers 3 percent, 2.5 percent, or 2 percent, that completely covers us.

2. If the seller offers a small amount, example 1 percent, we discuss it together.
You will never be surprised, pressured, or put in a bad position.

3. If the seller offers nothing, we can:

  • Request the seller contribute toward your representation
  • Structure your offer to include it cleanly
  • Or apply a small buyer side fee

We never work for free — but we always work for you. Our goal is to get you fully represented without adding cost whenever possible. And in most situations, buyers pay nothing out of pocket.

3. How fast can I see a home once it hits the market? +
Immediately. In Southeast Michigan, speed wins. We coordinate fast showings so you never miss an opportunity.
4. What if the home gets multiple offers? +
We use negotiation tools like timing leverage, terms strategy, inspection positioning, escalation clauses, and appraisal gap structure.
5. Should I waive inspections or offer appraisal gaps? +
Sometimes — but only with the correct structure. We help you be competitive while protecting your investment.
6. How long does the buying process take? +
Most buyers go from search to close in 30 to 60 days. Your timeline depends on lending, inspections, and inventory.
7. What if the seller offers little or no commission? +

8. Do I need to sign a buyer contract? +
Yes. The new rules require a written agreement before seeing any homes. It can even be written for one specific home if you prefer.
