How much does property management cost?
We offer two plans: Full-Service at 10% of monthly rent, and Tenant Placement Only for a flat fee of one month's rent. Full-Service also includes a one-time tenant placement fee of one month's rent. No hidden fees, no surprise charges.
What is included in full-service management?
Everything. Tenant placement and screening, rent collection with direct deposit, 24/7 emergency maintenance, regular property inspections, lease enforcement, eviction guidance with attorney referral, full accounting with monthly statements, legal compliance, and complete day-to-day management. You have zero involvement required.
What is the difference between full-service and tenant placement?
With full-service, we handle all decisions including repair approvals, tenant communication, and contractor coordination — you collect rent and that's it. With tenant placement, we find and screen a qualified tenant, prepare the lease, and coordinate move-in. After that, you manage the property yourself.
How do you screen tenants?
Our screening includes credit checks, criminal background checks, employment and income verification, rental history verification, and reference checks. We verify applicants meet income requirements and have a clean rental history before recommending approval.
How quickly can you find a tenant?
Placement time varies by property, location, condition, and price point. We use professional photography, syndicated listings across all major rental platforms, and targeted marketing to minimize vacancy. Most properties in good condition are placed within two to four weeks of being market-ready.
Do you handle evictions?
We don't handle evictions directly, but we guide you through the entire process and connect you with an experienced attorney who handles the legal filing and court proceedings. You're never figuring it out alone — we walk you through every step and make sure you have the right representation.
Can I see my property financials online?
Yes. Every owner gets access to our online portal with 24/7 access to monthly statements, maintenance records, lease documents, and financial reports. Tenants also have their own portal for rent payments and maintenance requests.
What happens if there is a maintenance emergency?
Full-service clients have 24/7 emergency maintenance coverage. We dispatch qualified contractors immediately for emergencies like burst pipes, heating failures, or security issues. You are notified but never have to coordinate anything yourself.
